    • Our properties:

    • A couple of our cottages/ cabins  are seasonal only. Most are four season rentals. Seasonal rentals start in May.

    • Reservations/Deposits:

    • Upon reserving a cabin/cottage/home, your information will be taken and a lease prepared and emailed to you. A signed lease with a 1/2 of the rental is due within 10 days of receipt. A breakdown of expected charges is itemized below and will also be on your lease.

    • Your remaining balance is due within 90 days of your rental date.

    • Possible deductions against your deposit: Additional trash pickup during the wee, excessive cleaning of the property following your departure, moving furniture, unwashed dishes, yard and beach cleanup of any and all debris including pet, late checkout /later than 10 am. 

    • Check in /check out

    • Saturday to Saturday.  Some properties can be Sunday to Sunday or a 3 day minimum. Check in time is 3 pm and check out time is 10 am.  Weekly rentals only during the prime summer months.  Spring, fall and winter we can accept 3 day minimum stays.   

    • Cleaning:

    • Our cleaners work very hard to ensure  clean homes, cabins or  cottages  upon your arrival. We ask that you leave the cottage/cabin /home respectfully clean upon departure. We also ask that you depart on time. Our cleaners need the scheduled time in order to prepare for the incoming rental.  If you have a dishwasher in your rental, we ask that you start a load of dishes prior to your departure.

    • Linens: 

    • Linens are not included in the rental fee.  Please bring your own linens (sheets, towels and pillow cases) or linens can be provided, if requested in advance.  The fee for linen rental is $150. The bed sizes will be on your lease. If you opt to rent our linens and your rental has a washer and dryer, we ask that you start a load of laundry prior to departure.

    • Garbage:

    • We do require that all garbage be bagged appropriately and tied and that you separate recyclables from garbage and placed in the designated containers.  The weekly garbage fee to dispose of all trash and recyclables is $60. Unbagged trash or recyclables will incur an additional fee of $30/bag or any portion thereof.  

    • Cancellations: 

    • We understand that sometimes plans change and that cancellations will occur.  We will refund your deposit less a cancellation fee of $150 if your cancellation occurs prior to 90 days of your planned check in date.  If your cancellation occurs within 90 days of your check in date, your cancellation fee will be equal to your deposit and will not be refunded.  If we are able to re-rent the property to another party for the same period, your deposit will be refunded less the cancellation fee of $150.  No refunds will be made for early departures.

    • If anything is broken during your stay, you are required to notify us immediately. Take photos and send to us. ​

    • Pet friendly properties:

    • FOR INSURNACE PURPOSES, NO PITBULLS, ROTTWEILERS, GERMAN SHEPERDS, CHOW CHOWS, DOBERMAN PINSCHERS

     

    • Charges to expect:

    Maine lodging tax of 9% will be added to the rental fee.

    Security deposit of $1000, which will be refunded after your stay provided no damages occur to the property during your stay.

    Cleaning fees: Vary per property

    Garbage fee: $60.

    Pet Deposits,if applicable/ $300 per pet.

    Linen fee of $150, if requested
